WHAT IS INCLUDED IN MY HOME INSPECTION?
WASHINGTON’S BEST HOME INSPECTION WILL INSPECT THE FOLLOWING SYSTEMS FOR SAFETY AND GENERAL CONDITION ACCORDING TO THE WASHINGTON STATE STANDARDS OF PRACTICE AND THE NATIONAL STANDARDS OF PRACTICE OF THE AMERICAN SOCIETY OF HOME INSPECTORS (ASHI).
1) EXTERIOR OF THE BUILDING, INCLUDING SIDING MATERIALS, TRIM, WINDOWS, SOFFIT, FASCIA, BARGES, LINTELS, DOORS, VISIBLE FOUNDATION, PORCHES, SAFETY RAILS, DRIVEWAY AND WALKS AND ANY OTHER VISIBLE COMPONENTS.
2) ROOFING MATERIAL, FLASHING’S, VALLEYS, CHIMNEYS, VENTING, GUTTERS AND DOWN SPOUTS, ALL OTHER VISIBLE ROOF COMPONENTS.
3) ALL VISIBLE STRUCTURAL COMPONENTS SUCH AS RAFTERS, TRUSSES, FLOOR JOISTS, FOUNDATIONS AND FOOTINGS.
4) ELECTRICAL SYSTEM COMPONENTS THAT ARE VISIBLE INCLUDING SERVICE ENTRANCE, METER BOX, MAIN PANEL AND BREAKERS, SWITCHES, JUNCTION BOXES, OUTLETS AND GROUNDING SYSTEM AND ANY OTHER VISIBLE COMPONENTS.
5) HEATING AND COOLING SYSTEMS. HVAC COMPONENTS SUCH AS FURNACE, AIR CONDITIONER, HEAT PUMP, DUCTING, COMBUSTION AIR INTAKE AND EXHAUST SYSTEM METHODS, BOILERS, RADIATORS AND OTHER VISIBLE ASSOCIATED COMPONENTS.
6) INSULATION TYPE AND THICKNESS IN THE ATTIC AND UNDER THE FLOORING.
7) PLUMBING FIXTURES, HOT WATER TANK, WATER PRESSURE, WATER CUT OFF LOCATION, HOSE BIBS, SANITARY SYSTEMS EXCLUDING SEPTIC TANK AND DRAIN FIELDS.
8) INTERIOR DOORS, CABINETS, LIGHTS, WALL DAMAGE, MAJOR FINISHES AND FLOOR COVERINGS, STAIR SYSTEMS, PRESENCE OF SAFETY DEVICES SUCH AS SMOKE DETECTORS AND CARBON MONOXIDE DETECTORS, BUILT IN APPLIANCES, FIREPLACE, WOOD STOVES AND ANY OTHER VISIBLE RELATIVE COMPONENTS.
9) BASEMENTS OR CRAWL SPACES. VENTILATION, VAPOR BARRIERS, MOISTURE CONDITIONS, SUMP PUMPS AND BASINS, BEAMS COLUMNS AND PIERS.
IMMEDIATELY AFTER THE INSPECTION IS COMPLETE THE INSPECTOR WILL LOAD THE PICTURES ONTO A LAP TOP COMPUTER AND GO THROUGH THE PHOTOS TAKEN AT THE HOME WITH THE CLIENT ALONG WITH AN ORAL NARRATION OF WHAT TO EXPECT IN THE WRITTEN REPORT. WITHIN 24 HOURS THE REPORT WILL BE COMPLETED AND EMAILED TO THE CLIENT.
